There would need to be a large library room with stacks to the ceiling. And one of those ladders on tracks that's all attached to the bookcases. And not a thing else in that room more technological than a stereo whose volume only goes to 2.

Will the sewers be massive enough to allow us to stand up straight while jumping so that we don't bust our heads?
Another question is: Are you going to be building up, like a skyscraper, or across, like a ranch house? I usually prefer being on a 2nd or 3rd floor, but some people I imagine are uncomfortable with heights. You would really have alot of design trouble to make everyone happy.
Along with the soundproofing, you should get glass cases to mount on the walls with muzzles in them, just in case.
If you have any decorative or valuable items you intend to display, be sure to bolt them down. Were a bad crowd to have shiny things around.

I vote for a giant indoor garden a la Constantine's Manor.
Getting the right mix of privacy and communalness would be hard though.
