Ok I found the hatchet.
Now I'm in the warehouse, and there's an unpickable chest there, as well as a locked office, but I can't find the keys...

look over the fireplace by the weapon smith, there is a small box

I can't find the book that should go to into the southernmost bookcase.
If it is in the warehouse I can't find it even after searching the two offices, the loewr floor and the attic of the warehouse..
Where is it exactly?
