Well, I'm really stumped on why you're having problems getting into the Estate. It sure sounds like a corrupt file. You could try downloading from a different source like (
http://www.southquarter.com) in the off chance that thiefmissions.com has a corrupt copy, now. Other than that, is there anything special about your system? What kind of video card do you have? Any problems with other programs? Any error messages? You get the idea.
As for help with Cabal 3, try looking in the Fan Missions thread and search for TDS mini-campaign "THE CABAL": part 3 "Heart of the Deal" or any part of that string.
