If I remember correctly, they are not in the first area. I believe they are in the 2nd area across the bridge and down the hall after opening the gate. I believe you go underwater to a tunnel that leads to a room with them in a crate or chest. I'm almost positive that's where I got mine.

Stigm is right, I just checked it out. The player has to open the gate to the next city section after the beginning, go through the passage in which that gate is located, and turn left at the end of the passage. There is a sewer there which gives access to a cellar with a spider. An open crate or chest contains one or two rope arrows.
The starting area with the watch station and some other buildings does not contain any rope arrows, as far as I can tell after whacking the guards unconscious and searching the area.

You are right. The cellar with the spider is the closest rope arrows to the start.

I'm almost right. Immediately after the passage and to the left is a guarded gate; the sewer entrance is a bit further ahead and then to the left...:rolleyes:

What a great mission this was! Amazing stuff as always, nicked. Really look forward to ghosting this one.
Using the item finder tool, I noticed two items I can't reach. The one in the picture below seems to be on the church windowsill, on the south side. It's on the lower bell tower level, but it's not obtainable from the inside. I haven't found anywhere to mantle up onto the roofs in this part of town. I found the other
easter egg further west. Is this another one? Secondly, there's an unobtainable item in the wall behind the
wax impression device where I get Lady Miranda's key. I assume that is just the
wax impression item that gets teleported there after using it. Or am I wrong?

The thing on the windowsill is an easter egg that hatches a brown frog when grabbed. I have not found a complete way there without cheating, but almost. First, I went onto the round wooden balcony in the southwest area of the square before the church, the one to the south of the city gate. A room filled with crates but having a path through them leading to the city part on the other side of the city gate below is located behind the balcony on the inside. But don't go there. Instead, make your way north from the balcony, climbing on the ledges there. Pass over the city gate below and go to the ledges in the northwest corner of this part of the map. Should be possible, AFAIK.
There is a piece of wood that runs north-south at the end of the roof above that northwest corner. From the ledge where you are located on, you can shoot a rope arrow into that wood, and climb on some railing-like structure above. That railing runs east-west at the northern rim of the map. Travel towards the eastern end.
You should see a dark, almost black, and very pointy roof there. From one of the stone blocks in the railing, you should be able to jump at the black roof and climb/mantle onto it. Save before doing it, as it's likely you will fall down while trying to find your way across the roof. Then, try to climb onto the black roof and, possibly while using the jump/mantle key, try to get around the roof via the south side. Your aim is the lowest slanted roof/ledge of the church tower your picture above shows. The north side of the black roof seems to be blocked by an invisible wall, just like some ways to get to the egg from the southern side of the church tower are blocked by invisible walls - namely, ways you could otherwise use by climbing onto the two openable windows of the key production facility.
The problem is: I cannot do this stunt with the black roof. While trying to make my way across the southern part of the black roof, I usually fall down. I never managed to get onto the slanted roof/ledge. This part of the path will be yours to explore.
Anyway, if you get up there onto the slanted roof/ledge thingy, you should be able to climb or cross over the roof of the church onto the southwestern side of the tower. I think you will emerge on the slanted roof/ledge thing above the one that is on the same level as the windowsill with the egg. If that is the case, you can carefully slide down the church's roof to land on the lower slanted roof/ledge part of the tower, and while being a bit careful, make your way around the southwestern corner of the church and grab your prize.
The frog did not explode when I grabbed the egg after cheating my way up there, so it shouldn't hurt you either.
About the mysterious item behind the wall near the machine producing the key: From looking into DromEd, I think it is the hot version of the key, the one you have to cool down with a water arrow before you get the result as "Lady Miranda's key". But since I don't have a crystal ball, and since there's more than one object behind the wall, I can't tell you whatever unnamed object your item finder thing may have found there. Does it say anything about the object it found? If not, I can't tell you anything more about it, but DromEd can.

That did it! Actually, I didn't use the method you described, though it helped me figure it out. I couldn't climb past the black roof like you said. There is an invisible wall and it prevents progress. However, there is a
sloped support pillar just south of this roof that gains access to the main church roof. I managed to make a running angled jump up that roof and slid across fast enough in order to mantle up to the next level. I had tried this from the south side of the church before (the side with the easter egg), but never been able to. Well, from this side I did it. However, the problem was now progressing from here. I had to make
yet another such sliding angle jump up further, and got onto the level above where the east egg was. Otherwise, you can't cross the steep roof heading south, there is just no way. Once I got up here, I could just drop down one level on the south side and get to the egg from there.

Guards are set to detect you if you touch them in this mission. Also, due to it being a daytime (or sunset) mission, very few areas are fully dark. Only inside sealed rooms/vents will you find perfect shadows.
So in short, you're not old.
