Don't know when the book was written, but the movie is as old as I am (1979).
If you compare the Zone in the movie with pictures and videos of the Chernobyl exclusion zone of that motorbike chick (several sites on the net), the similarity is CHILLING!
Also in the manual the devs thank to the administration for allowing them to make crazy trips into the exclusion zone, so they must have piles of firsthand video documentation (it would be worth to publish their pics and videos somewhere - perhaps on some STALKER GOLD EDITION DVD or something, heh).

the movie was loosely based on the book. tarkovsky downplayed the science-fiction elements of it and focused on the introspective elements.
there are some who say that the movie was very prophetic of chernobyl, almost eerily so. but it's also theorized that he based it on the (
