About the pressure door, it can't be opened unfortunately. We ran out of time to build anything beyond it.

I've got 10/13 secrets, but I can't remember where some of them were. A big general clue for others to follow is just "Look up".
Below are the ones that I could recall:
# The central tower outside can be entered, but you have to come in from above. That requires not only climbing up on the NW wall, but leaping from there to the thin sill on the tower's northern side, then from there to the two chimneys. Getting this far nets you a rope arrow, but now you have to leap from the chimneys to the lamp on the tower's northern side, and mantle up from there. It's a risky climb, but the everburning flare makes it all worth it.
# In the uppermost hallway with the door to the drop-off point (just past the room with all the pipes) you can see a gargoyle face staring menacingly. Look up and fire a rope arrow into the ceiling. Part of the rafters here are covered by boards, and there one can find a crate and a grate, opening the grate counts as a secret.
# From the sealed hatch leading to the deeper sewers, head west and drop off the broken steps and go through the nearby arch to get to a lit room with a frobbable panel. Climb up from this room and you'll find yourself in a series of tight passages. In these passages is a switch opening a hidden door leading to a secret room. IIRC either frobbing the switch or entering the room counts as a secret.
# In the western wing of the manor, in the hall that's the top floor destination for the dumb waiter, there's an opening showing the floor below. Look up instead in the middle, and you'll see an innocent-looking wooden beam. Rope up there and you'll find a hidden switch, pull it to reveal two hidden rooms on each side. (I'm not sure if this counts as one secret or two.) One of those two rooms lets you see into the room just beneath Lord Barker's bedroom, for what it's worth.
# On one of the smaller middle floors is a hallway with a statue on the left, a banner in the middle and then a painting on the right that can be reached via a wooden beam. Behind the statue is a switch that opens the painting, revealing a torc resting on a pedestal.
# Outside the manor to the NE, in the small room with the readable where the guy talks about the Bonehoard, there's a hidden switch under the bottom shelf on the right that opens the glass case on the wall.
# IIRC frobbing a painting in Lord Barker's room reveals a grate that leads outside to the roof, but also counts as a secret.
# In one of the stairwells of the manor there's an out-of-place looking wall that looks like it's under construction. Rope up to the top of its side and you'll find a hidden lever, frob it to make a secret floor panel open below.
# In the manor's machine room (NE) there's a hidden lever that opens the floor grating, revealing a small room with a moss arrow and a loot item.

Mission beaten in a bit over 3 hours, I got 5411 loot and all secrets. Since I'm not expert in finding secrets I would say that they are a bit too easy to find. Another thing I didn't like was rare loot. For most of the mission it's just one piece of loot every couple of rooms, rarely 2 pieces. Because of that our loot increases very, very slowly, which is a bit tiresome. Loot amount gets more enjoyable around 2nd floor of mansion and higher, but that's pretty much the end of mission. Number of enemies could also be higher. There is barely any guard in the city and slums have no enemies at all except one tiny spider and some extra stuff at the end. There could be more scavengers, spiders and also rats to spice a bit this area.
Now for positives. Mission is surprisingly long and it doesn't feel like it was made in couple months, but rather in at least one year. There is a lot of secrets and a lot of places to climb. There is also a lot of alternative entrances everywhere. I liked ambient too.
Edit: I did ghost run on Maestro difficulty. All secrets easily obtained. Supreme ghost has been failed due to cop from guard post on the way to safe. I couldn't find a way to go past him undetected. 2nd floor guard got stuck walking inside stone railing, but later when I was looting 1st floor he magically unstuck himself. Prison guard was standing in front of cell key. In my previous run he was standing on chair. When I was returning to slums through city watch I noticed that he started patrolling prison. No idea if it's scripted or somehow he unstuck himself. Once after visiting bedroom on 3rd floor watcher stopped rotating and ended looking always east. Also there is small bug with watchers - after loading they always start rotating right, which can very easily be abused.

In the room where you steal the Gem there is a grate in the ceiling and when I rope up there is switch. When I frob it I hear and see nothing opening. What does the switch do?

From the roof side, there is a ladder on the roof you crawl up to that same grate and it opens with a key from the outside

i can help on mask when you get close to the top floor on the left side of one of the stairways before you go up = the stairway where there is a fountian on level, pass that and you will see stairs go past stairs on left and see mask on small wall area, i got lucky when i found it

Griswold, you should have an anonymous letter in your inventory. It reveals where to go to get the reward. In the slums there is a blue door that opens only if you have the emerald.
