The Estate Agent. Fond of exaggerating properties and when that's insufficient flat-out inventing stuff. Most memorably, the kitchen/dining room that morphed into no kitchen at all when viewed.
The Mortage 'Consultant' (for consultant read salesman). Keen to sell you product even when you've explained that you've already arranged (and payed the fees for) one already. The guy was harder to shake off than a leech
The Lender. Large fees? "Not good enough", they say. "Make it non-refundable!".
The Surveyor. Charges a large fee to wander around the property and tell you stuff you already knew. (Granted, I didn't pay the enormous fee for a full structural survey only its weak sibling the Homebuyer's Report.)
The Seller. Last spotted hiding from angry buyer. Tip to sellers: Calculate your budget before putting your property on the market.
Did I lose a large chunk of cash with nothing to show for it? Yes. I'm I pissed about the whole house buying process? Hell, yes.

Sorry, I need a clear narrative here. What exactly happened?

At the moment, I'm flitting between the following stereotypes for Estate Agents:
1. Hey, I got nine kids to feed! Help a brotha out!
2. This property is basically the bestest [sic] ever!
3. I don't care whether you live or die, much less buy this house.
4. You've got to see the potential, buddy. It's there! Right in front of you!
This is an interesting time for me. Fucking stressful too though.
The best part this weekend was the three bedroom queenslander with the bedroom that never was, an unconnected, open-out boxroom that runs off the porch!

Isn't the market slowing down? This would be a bad time to sell or buy.

1. Slowing market is not the same as a declining market.
2. Why would a slowing market be a bad time to sell or buy?

Gawd, I hope not! I've got to sell my 3bdr. ranch w/full basemt., 2 car garage, 1 1/2 baths (on five acres).
So far, all the realtors I've interviewed have seemed rather sleazy and I wouldn't trust any of them to sell my dog. (Not that I'd ever sell my little Gidjit, mind you!)

Gidjit?

There's less buyers as interest rates and prices are high and that obviously hurts the sellers too..
And to complicate things further new home constructions are still very strong... to make that sale even more difficult.

Er. Wouldn't that depend on where in the world you where? Nice properties round here stay on the market for less than a week.
